Current time frames?

I just wondered what waits people were seeing for mortgage evaluations, surveys etc currently. I know previously there was a large wait

Just offered on a chain free property as a ftb so wondering how long process is taking for others

    From applying for mortgage to receiving mortgage offer took 2 weeks, and survey time from booking to receiving results was a week! Doesn't seem to be any delays at the moment here in the north :) Local searches are still taking a few weeks to month or so in some areas though I hear!

    my  chain free property lasted 3.5 months and failed at the last hurdle ..

    Surveyors constraint is time and therefore availability. As transaction levels pick up so will demand.

    Yes of course, i know for example when we last looked searches were taking months rather than weeks, and mortgage valuation waits were very lengthy. 
  • Took 1 week to survey, 1.5 weeks for searches, 2 weeks to offer. The real time consuming thing is getting the solicitors on my side to turn things around faster (annoyingly). The original solicitor managing my case left, then the current one is taking a few days off work for justifiable personal reasons, such is life. This has added 1.5 weeks onto the timeline and nothing has really been achieved during that time. Still want to complete by the end of the month, but that's looking more unlikely.

    Do you know why the property is 'Chain free'?

    A Probate property would be described as 'Chain free', as would one which is currently tenanted, because neither sale is dependant on vendors finding another property. However, they could both take a lot longer to complete than many properties in a chain.

    chain free (buying someone's second home) , cash purchase,  6 weeks
  • As an effective FTB (i.e. returning to the market), our chain-free took 5 months.
    My Mum sold one of her investment properties a while back to a FTB and it also took 5 months. Sometimes these things take time. Her issue was searches and Covid, but there are plenty of other reasons.
