  • Submit a complaint to the firm, and then to the SRA. Won't speed it up, but we really need to hold solicitors to account for poor service, especially given the large amount of money we pay them.

    All conveyancing transactions involve a person doing the conveyancing work, before it passes to a senior responsible officer/partner who reviews the file for exchange.  They can't review the file in the early stages because there are too many outstanding matters not yet completed, so a review at that time would be a waste of time.   


  • You're 4 months in, this is about the right timeframe, transactions, even simple ones, aren't moving much quicker - up to 6 months isn't unusual at all  -  bad yes, but you're at the mercy of a slow system.
  • Thanks all for your comments - I suppose its just the end stages getting to me. It has been a turbulent purchase and I do not want anything to derail it at the final stages when everything seems placed to go ahead.
    Hopefully they sort this out urgently so the completion date does not have to be moved. That would be disastrous.

    Weird one! 
    My sale is almost at the end, everything is done and all parties want to exchange. However for 2 weeks now my solicitor just keeps delaying things. She wanted proof of source of deposit, which I sent in detail. She was happy and her manager needed to review the case - 3 days later her manager reviews it, she is not happy. Didn't state what she needed so she had to go back to her, 2 days later her manager comes back. I send what they ask for and now its back to the manager for review.

    It just feels like they should have done this at the beginning, not 4 months down the line. We are due to exchange Thursday, but they wont give me a completion statement to transfer the monies because they still go in circles over my proof of funds. I offered to send them 4 years bank statements to show a build up of savings but no response to that.

    What can I do here, as they are seriously close to messing this up at the last hurdle.
    Your solicitor or conveyancer  will be acting for the lender as well as for you, and also had to ensure that they are compliant with a whole host of anti-money-laundering and other regulations.

    Most will have a set process and order in which they do things, and may well have internal processes set by their employer which they can't personally adjust. 

    One reason they probably didn't do this 4 months ago is that conveyancers have been working flat out - 4 months ago they were probably up to their eyeballs dealing with the matters which were completing at that time . Also, a lot can change in 4 months so even if they had done it then they would probably need to review it again now.

    It sounds from what you say as though it only took a few days each time, that's not unreasonable.

    Most conveyancers do not get paid a "large amount of money", they get paid a pittance.

    Remember that the fee you paid to your conveyancer likely includes search fees and a kickback to whoever referred you (the going rate is about £250 to sites like reallymoving.com or estate agents who refer you). The amount left to pay for the actual legal work is often next to nothing.
