Thanks. I didnt make it clear from my post that the planning application also includes a rear extension as well as a front porch.

Don't worry, it was clear enough from the plans.

The point was that by adding the side extension they will be removing the ground floor corner of the house - Beam 2 and Beam 1 will be supporting the walls above and the roof.  The steelwork to do that will be substantial, and in addition to FreeBear's point about cost, the work required to install it is considerable.

There's a lot of expense involved in adding a relatively small amount of space on one floor only - and the result is an odd-shaped utility room with the majority of the space acting as nothing more than a corridor.

Then the plan shows the outside end of Beam1 (the end on your side) bearing on a 100mm wall (only).  Given the load on that beam, it is almost certain that end will need to be on a pier - which will project out into the work surface where the oven is shown on the plan.  Projections into work surfaces can be coped with - but in new work it is just poor to create one and interrupt the flow of the kitchen when more thought about the layout could have avoided it.
I see, thanks. I have no idea about these things. I just wish she'd mentioned these things to us first instead of just submitting planning. And as she rents the place out I think I've only caught glimpse of her once in the year we've been here so it's not like I can go and discuss with her myself. I might have to write her a nice letter...

There are a few other areas I am concerned about such as our dividing fence being a state and according to our deeds, her responsibility so I'd like to think now the back of her house will exceed the outermost part of ours, she will replace else we will have no privacy in our back garden.

Who puts their fridge freezer next to the oven? And the loo door looks like it's hung the wrong way round too IMO

That's not even the half of it.

Beam 2 holds a vast amount of weight and appears to be sitting on a stud wall.

Will they be building to the extreme of their property line ? if so how will they access their garden ,bins etc. will they have to go thru the house OR use your land !

The plan above shows they are leaving a pathway down the side, with a gate. That's great news for Sam.
I just don't see any real negative impact, so I - personally - wouldn't object to this at all.
I would, tho', keep an eye on the build once they start digging the founds, to ensure they don't encroach any further.

But i presume the land between both houses i split by a line down the middle so looking at the plans that would mean the corridor that is left is not theirs to use ,if so i would not let them use my land to access their back garden etc.

Don't talk to me about beams and weight! I'm sitting here looking at a 9ft deep hole in the garden waiting on a structural engineer to work out how to make our new footings safe enough right at the point where there's a massive steel corner post due to go in. Builders think they've been digging where there used to be a well.

Oh no!  It's all surmountable but of course it's added costs.  We've come across many wells in our time! Right on the corner is a total pig!

Engineer has done his sums, 2 big beams required.  I dread to think how much extra this will cost just to get out of the ground.

Can you get a drilling rig in ?
A Dando Terrier (dinky little thing) could drill a deep hole (up to 30m) for a pile - Might be cheaper than beams & slab.

Do you think she actually plans to build that thing?  Especially for a rental, I share doubts about the cost/benefit.  So wonder if it is instead a slightly arbitrary planning permission that will be followed by the property being sold 'with planning permission' and new owners who may have other ideas about what if anything they wish to build.
