    Ah but what about female lodgers whose boyfriends are ne'er-do-wells? That happens too.

    Being very clear about whether guests are allowed and how often is definitely important in any landlord/ lodger setup.  I tended not to allow them at all but I'm in London and rented to people for shorter periods.

    Not all female lodgers will have boyfriends - Some of them have girlfriends.. Having an extra female in the house doubles the toilet paper consumption !

    Thanks everyone for your replies. I asked the man for a second time, if he would be visiting my area prior to needing the room and again he avoided answering the question. Big red flags out for that and I think the question of getting a lodger isn't really worth the risk.

    So glad you've made this sensible decision. Does this facebook stranger know where you live? or just the area? Either way, I'd be tempted to message and tell him the room is no longer available as your brother/uncle/cousin will be staying with you for a while

    I live on the Isle of Wight and I told him the town as that was relative to his commute................  I'm not expecting him to turn up on the doorstep but will not be polite if he does. Thanks again for all your help...............I'm pursuing my options and have registered with the NHS to provide lodgings for visiting professionals and also for refugees so will see if anything occurs.
