Being very clear about whether guests are allowed and how often is definitely important in any landlord/ lodger setup. I tended not to allow them at all but I'm in London and rented to people for shorter periods.2 -

Thanks everyone for your replies. I asked the man for a second time, if he would be visiting my area prior to needing the room and again he avoided answering the question. Big red flags out for that and I think the question of getting a lodger isn't really worth the risk.
