First time landlord: What "extras/courtesy goods" to provide in unfurnished flat?

1.Spotlessly clean. Check the powder drawer in the washing machine, and the rubber seal. Check the filter hood above the cooker. Clean behind the radiators.( In one place, I cleaned out enough fluff to stuff a cushion, and that doesn't count the odd sock I found. At least it was only a sock and not any other item of underwear....)
2.Curtains and blinds that are clean and actually fit the windows.
In my last place the curtains in the main bedroom were too small so didn't block out the light. In another place, the net curtain was grey and stank. After washing, it was actually white.
3.New toilet seat and new shower curtain. Seriously, no-one wants a manky bathroom.
4. Bulbs in all light fittings.
5. I've never had a welcome pack, but a packet of loo rolls, a new bottle/bar of soap and a packet of paper towels would definitely be welcome. Make it clear that they are complimentary and that the tenants are not expected to replace them at the end of the tenancy.0 -
You have now had 30 replies but I think the most important thing to do is make sure you have ALL the legal boxes ticked.
EPC, GSC, EICR, PAT testing on any electrical appliances you leave in the property.
Very Clear instructions about the White goods and what happens if they break down ! Will the Landlord replace as a tax deductible expense or will the tenant have to get repaired or buy a replacement themselves ???
Join the NRLA and use that website to get your Tenancy Pack ! Tenancy agreement, addendum, Deed of Guarantor,
They also offer Tenant credit checks, references from employers ?
It's nice to have blinds and curtains fitted
Video inventory done by Independent Video company.
Written and signed by tenant before they get the keys.
Photos taken of Gas, Electric and Water meters on day they move in. Noted on Inventory report.
Inform Energy company, Water, Council Tax, TV licence people you have moved out or your liable to pay !!!0 -

PAT testing - I'm assuming doesn't apply since the oven etc isn't portable.
I'm happy to replace the white goods if they break since they weren't that expensive. The fridge is a coupe of years old and the oven I just bought in December so hopefully they won't break for a while yet.
I've personally (and my mum) scrubbed the place so it's as clean as it can get.
The blinds are already fitted, the same ones as when I bought it years ago and there's nothing wrong with them. My mum's friend has an independent letting agent for her rental property and he's really good so I'm using him as well. Is it worth joining the NRLA even if I have a letting agent?
I've moved the tv license already even though I never watch it. I get one free month of council tax for an empty property which should cover me to find someone. I haven't told the water and energy though. I assume once I have a move in date for a tenant I can take readings since I'll be liable right up until then.0 -
Welcome pack with info of, not just the house, but local area. Bin days, latest posting time at nearby boxes, late night/all-night shops, including chemists, cash machines, bus routes, nearest NHS surgeries, parcel drop-off locations, car parks, petrol stations, recharging points, tradespeople you might trust.

If you leave White goods with a plug get it PAT tested.
What is the current EPC ? "C "would be great.
If you fit LED bulbs in every light fitting it might go up
For the sake of £50/60 I would get a new EPC0 -
