Quote for 5 x 5m flat roof single storey extension

Just received 1st quote for the above. Having had a similarly sized extension (that involved more work) built 5 years ago I am a little bemused… I understand prices have gone up, but…
Some examples (vat not included):
flat roof structure 9k
flat roof waterproofing 5.5k
plastering 7.5k
masonry shell (this is 1 solid wall, and another wall to take sliding door and 2 large windows, the other 2 walls are part of the existing house) 7k
plumbing 1st fix (ufh to be fair) 4.5k
I am in the south west England. Is this just what these things cost right now?

FYI the total is 54k plus vat.
The build doesn’t included foundation or slab, as these are being reused from the existing. No kitchen or drains being moved. It is literally a box with electricity.
Well Over the 2k per metre squared which is often quoted 😀

wow . just wow . I have just installed windows on a similar sized extension total to inside decorate stage will be 22k ish. (Merseyside}

Our 4 x 4 m kitchen extension includes a lantern roof and deep pilings. Not including the windows and French doors, it's costing a little north of £50k (inc VAT). It's part of a larger refurb project the cost of which is scary.
Current environment is inflation and supply-challenging. Materials and labour have risen way beyond official inflation rate, Beware quotes rising by 5-10% as soon as they reach expiration date. This happened to us earlier this year.
Architect is reporting that quotes are often double pre-pandemic.

We also needed a structural engineer because of the rubbish clay soil and the weight of the lantern roof. That was an additional cost (not included in the £50k).
Last year the architect suggested we may prefer to wait until supply issues had resolved. We decided to proceed as we were concerned costs would just continue to increase. They have.
We waited a year for the builder and that seems to be a common lead time in our area. Some are booked two years ahead. Contractor due on site end of April and estimated completion end of October. We think it will be miraculous if they finish on time given issues with the supply chain.0
