Ballpark cost for garage/workshop?

I know I'm asking for a finger in the air, but I need a number to start working towards and I feel bad about asking someone to come and give me a quote when I know I'll not be in a position to get anyone to do the work for at least a year... 

So can someone give me a very basic ballpark amount to have someone build a detached double brick structure with a footprint of approx 15 foot by 12 foot (so about 16/17 square metres). In the semi-rural North West if that makes a difference.  

Needs to be built to be within the permitted development rules, so is that 2m with a pitched roof? It'll be a metre from the boundary on each side and at the bottom of a long garden. No need for heating or electric at this stage as I'm hoping to get it built then have the house rewired so will see about tacking running power out there to that. 

In my head I'm thinking somewhere around £20k, but I just need a sense check as to if that's in roughly the right ballpark so I can start budgeting the right amount into a separate account.

  • Are you looking at a traditional masonry structure with a slate/tiled roof? Facing brickwork or rendered blockwork for the walls? Concrete floor slab?

    I don't know the relative costs, but I'd expect this would be quite different from e.g. a structure made from prefabricated panels, or with posts concreted into holes dug through existing hardstanding.

    You need to check you have permitted development rights intact and that the other criteria are met, if so, then the outbuilding has to be no more than 2.5m at the highest point (in your situation).  Not all properties have permitted development rights, and there's more to it than just the height of the building.

    No issue with not having electric installed initially, but with a switch to EV's a garage with charging facilities will be a distinct advantage, and for a workshop power is more or less essential these days.  I would ask the builder to install a length of plastic ducting in the footings taken up to just above finished floor level on the inside so the electrician can use this to bring the supply into the garage, rather than having to drill holes through the wall and tacking SWA on the outside of the wall.

    thanks. I'm fairly relaxed about the actual build. I just need something dry, with electrics and that I can keep at a fairly constant temperature for say a week at a time, hence double walled and a pitched roof. The house is rendered block, so I guess that would be a decent option, but it's not visible from the road so makes little difference to me.  

    No restrictions or covenants on the land. No previous developments. Away from the highway.

    Block would be cheaper than brick. Doesn't have to be rendered if it's a cavity wall.
