  • Are you saying that the property is registered with the Land Registry?  You've paid your £3 and downloaded the Title? But that the registered owner is named as your mother's solicitor?
    That seems very strange I must admit.
    It also seems starnge that you are only now considering probate if "mother died a year ago". Are you the executor named in her will,or administrator if there was no will? Why the delay?


    we applied for probate but the form was lost so we have had to it again so that's why ,  there is no will so it has to go to probate and be shared between me and sister legally

    Getting over the loss of a family member can take time. As long as the estate value is below the inheritance tax threshold, there is no rush to apply for probate. It took me 6 months to get around to it when my mother died, and I could have left it longer..

    @ziggyboy4435 Do you have copies of the deeds & conveyancing documents ?
    Not that they are needed if the property has been correctly registered, but they may be useful if there are any unanswered questions regarding ownership.

    cant seem to find anything relating to ownership of the house in anyones name
