worried , please help

Hello ,  My mother died a year ago so we are now starting probate ,   we need to check land registry and we have just done that ,   my mother has lived in the house all her life and bought it many many years ago ,   when we checked the land registry it shows only her solicitors name and no mention of her ,   he has also passed away many years ago ,   Why would only he be on the form and no mention of my mother ?

    If it's just the solicitors name on the LR title then the most obvious answer would be that it wasn't owned by your mother but instead by the solicitor.
    Who took over the solicitors practice when he died? All the records will have been passed over to another firm.

    Are you saying that the property is registered with the Land Registry?  You've paid your £3 and downloaded the Title? But that the registered owner is named as your mother's solicitor?
    That seems very strange I must admit.
    It also seems starnge that you are only now considering probate if "mother died a year ago". Are you the executor named in her will,or administrator if there was no will? Why the delay?

    it says from 2008 ,  my mother has lived there since 1955 ,    she was born there and her mother owned it before her

    yes and she's lived there all her life and her mother before her ,   it says the solicitor registered it in 2008 ,  my mother dies a year ago

    Right, so your mum didn't buy it at all, she inherited it from her mum? I presume the solicitor was your gran's executor then and it's still registered in the name of him as executor for your gran. Not so much of a problem as the solicitor owning it in his own name - does anyone have the paperwork from gran's executry? Probably whoever took over the solicitor's business.

    sorry no ,   her mother didnt own the property but lived there ,  my mother was born there in 1955 and bought it and has lived there all her life ,    but checking the land registry only shows this named solicitor of the family on the form ,  he died years ago so I have no idea why my mother wouldn't be on there ,   there is no mention of selling it or price just his name

    If you post this question along with the title number on the Land Registry questions thread they may be able to shed some light on the issue or at least confirm who owns it.
