Survey type for 7 years old property

Hi

I am buying a 7 years old house. The house is in good condition..
but I would still like to get a survey done to make sure there is nothing to worry and also find the valuation to compare with the offer price.

please suggest if I should go for level 2 survey or level 3.
please feel free to suggest if there is any other option to find the valuation of the house..

    How do you know that it's in good condition if you haven't had a survey?

    True
    by good condition I mean it looks like well maintained..
    couldn’t notice anything concerning by my eyes while I viewed the property..
    but don’t know whats the actual condition which can only be find out by a survey..

    Level 3 would be over the top for anything that modern (unless it actually had significant problems). Even Level 2 might be excessive, though level 1 isn't going to give you more than a fairly superficial assessment of the condition - they can all include a valuation.
  • A family member bought an 11 year old house last year so just past the warranty period. His vendor was the second owner so not sure if a snagging survey was done when bought originally. He decided not to get a survey done since "it's new so not likely to have any problems". There are big cracks up the side of the house and now he's moved in the windows don't close properly so he gets horrible drafts. Also there was some problem with the bathroom. Maybe a survey wouldn't have picked up on those things (obviously it would the cracks) but maybe it would have and might have found other things as well. He also said the vendor would only accept asking price or higher for the property so wouldn't accept any money off if the survey revealed anything so to them another reason not to bother with one. 

    For me I would always get my own survey at least level 2 for peace of mind no matter how old the property was. For this age I think a full structural survey wouldn't be necessary but definitely a level 2 might be worth it. For less than £1000 it could potentially save you a lot more than that in the long term.

    We were supposed to be buying a 5 year old house back in August 2020. Small estate by a well respected local company. We didn't need a mortgage so didn't even have a lenders' valuation as a guide. We had a level 2 survey & valuation, any more would have been overkill I think.
