Property agent

My wife and I rent out 3 properties of which my wife is the 100% owner of 2 of these properties.
I tend to be the tenants contact with any queries and as long as my wife agrees i then sort out any tradesmen, etc to sort out any problems
Obviously I have done this just to make things easier for her and no monies change hands for this kind of service
My question is, when filling out any relevant forms etc can I say I am her agent in any way? Is there any legal requirements to be called a property agent?
I just want to clarify because i have realised that at least one of the tenants refers to me as 'the landlord' even though I am not stated on the TA

Yes it sounds like you are her agent.BUT do keep her informed on everything as if it all goes wrong, she may well be the one ultimately held responsible even for things you do as by relationship, as her agent, you can be viewed as being her (and your decisions hers).May you find your sister soon Helli.
