Who can witness on a TR1?

I have a friend who is in the middle of selling a property and needs a witness for the TR1. Can I be the witness if she is currently staying with me?

Yes, really just needs to be an adult who isn't actually involved in the transaction.1

The witness needs to be "independent" So not involved in the transaction or related to you in any way.

Not related to me in any way, I have no interest in the sale. My friend is inbetween houses so staying with me until she completes on her new house.
The only issue I could see is that she is living at my house and the general guidance isn't very clear.

Just a quick update for everyone - I asked the question as the solicitor was being elusive and the sale needs to complete by the end of this week for various reasons. We have now had back confirmation from the solicitor that its fine for me to be the witness.
