Buyers Mortgage Advisor lied to EA

My property initially sold to a supposed cash buyer, who later decided to get buy to let mortgage - week before exchange said wanted for £20k less than agreed offer. House put back on market.
New buyer offered asking price within a week, since then have had valuation survey and it as all fine, but mortgage offer held up due to ‘clerical error’.  Was advised ten days ago by his mortgage advisor that the offer was now all in, and the hard copy was going to his solicitor.  His solicitor advised yesterday that they don’t have a mortgage offer!  This is costing me money in legal fees, as I was purchasing on back of this sale.  Do I have any recourse legally to get any of that back?  I’ve lost the house I was buying, and have had to put mine back on the market.

    Do you mean no offer was issued or the solicitor has not yet received their copy?

    I had a case yesterday where the solicitor was claiming to have not received an offer posted on 7 Feb despite Skipton also emailing a copy to the email address the solicitor had agreed should be used for such messages.

  • Solicitor is saying they have no knowledge of an offer.
  • Maybe solicitor is “not working from home”……!

    Maybe the buyer is stalling for time. As a consequence the solicitor isn't as yet willing to start work for their client.
