In response to the OP's question, it would be the same way you would 'prove' to an estate agent you have an AIP - you waddle up to them with a bit of paper you printed off that vaguely shows as such.
Could someone doctor or bang up a bank statement/AIP in microsoft word in 10 minutes? Of course. But short of requiring you to to go to the bank with the estate agent and having the teller tell them directly, that is the option.
I think the main reason for this 'check' is to ensure a cash buy is a 'true' cash buyer - in the sense that they hold assets that can be easily liquidated for their intended value, not 'well when my house sells, I'll be paying in cash' or 'if a mortgage company gives me the money, then i'd be paying all in cash'Know what you don't0
