10 weeks before mortgage offer expiry and still many outstanding enquiries...

Hi all, I just checked my mortgage offer expiry date and I have exactly ten weeks left.
It's probably too early to start panicking but there're still so many outstanding enquiries, including:
1. Over 20 question raised by my solicitor which remain unanswered for weeks
2. One of the sellers' name doesn't match downloads from Land Registry. Apparently she will deal with it by a statutory declaration but nothing has been received our end so far.
3. The management pack disclosed a major project in 2022/23 which is to replace all the windows. I want to go back to renegotiate the price but there's not even information on how much is required from this flat, timing etc. (one of the 20+ outstanding questions)
I have chased the EA who had the most filthy attitude and basically told me to just wait because he'd done his chasing. My solicitor has been chasing their solicitor every week.
The sellers are an old couple living overseas. Neither us nor them are in a chain. We love the flat and really want to get it.
Any suggestion on what I can do at this point to speed up the process is much appreciated!

Unfortunately, there is nothing you can do to speed up the process. Enquiries your solicitor raised need to be satisfactorily answered by the seller and seller's solicitor so it is in their hands.
If you were not obtaining a mortgage, you could have instructed your solicitor to proceed without the replies to enquiries, but that would be foolish of course. As you are obtaining a mortgage, your solicitor will also be acting for the lender so the enquiries will need to be responded to.
Hopefully 10 weeks until your mortgage offer is enough, but you may have to consider an extension.0
