why don’t estate agents do rent to rent?

    What "proof" are you talking about?

    Certainly in other countries with different laws, financial products etc then "rent to rent" is more common but most time its the middleman taking on long term rental and offering it on as a short term rental like AirB&B. The markup on rent is much higher but there is more risks and effort involved. A property owner may prefer the steady income of long term rent than the effort/risk of short term hence it works for both parties.

    In the UK, give you are considering offering a long term rental, there are the complexities created by the difference between a AST and a commercial let.
