i have recently asked for a quote for our btl porch windows as the beading of the glass had become rotten. I’ve heard from the first quote saying it’s beyond repair in a few places so he would recommend renewing it but he says obviously our choice. I’ve just increased rent for the first time in 4 years as they are good tenants. The thing is I’m going through divorce so ultimately don’t know if this property will have to be sold so to start with a new porch would be potentially a pointless excercise as any buyer would likely extend instead. What are my obligations as we were under the impression the building was solid but the windows were just ageing. Worst case senario I would ideally like to take it down but then it’s not what our tenants would want I wouldn’t think. I always like to be by the book with everything. Thanks in advance

I am sure your Tenants of 4 years will be disappointed about the state of the porch windows.
I am also sure they will be Over the moon when the For Sale sign appears outside their home.
You may need to explain to your long term tenants that you may have to sell the property.
Any potential buyers may well want to alter, extend or replace the porch so as long as it's safe do nothing yet.

Well you need the EPC to sellAs for the GSC and EICR they are a legal requirement to Rent out the property and as the poster is now trying to sell the property why would he not provide the certificates to prove the Gas heating and Electrics are safe ?
Nearly every post on here about selling now seems to say the vendors selling a property are being asked by the buyers/solicitors to provide a GSC and EICR !
As a responsible Landlord the poster will of course have a valid EPC, EICR GSC2 -

I would just be honest with the tenants - that you have had some quotes for repair but it needs too much work to make it financially viable for you. You will eventually be removing the porch and can do that now or can leave it up a while longer.
We had a similar situation when we had a lean to on the back of a house we rented out. When they viwed we told them that we would be taking the lean to off the back before they moved in, but they said they were happy with it. Our tenants chose to keep it but understood that we would not spend any more money on it. After a year or 2 it started to leak and they were then happy for us to have it demolished.0
