New build not to plan - next steps

  • Cheers all, by renovations, the build is a church conversion. So it's easy to see the shape and size of the plot, because of the stone columns at the entrance.

    Re: the solicitor, we had a bit of conversation yesterday, if I wanted to proceed, the plan in the lease would need amending, I would need to notify the lender and have it revalued. My call TBF. My stance has been just give me what I've reserved and I'll pay what I agreed.

    What's happened is whoever has whacked the stud walls in replicated the floor plan of another smaller plot in the same floor. The space has been taken up by a larger kitchen ~4.5ft of unit length against and external wall and a cupboard which should have been 3ft wide is now around 5ft wide.  The kitchen has been moved to the bottom L shape,  so putting the study in myself would involve me amending the kitchen. I would also need to get permission from the lease holder to commence any works, ie the builder.

    Re: the prices in the area I think we're finally hit a bit of stagnation, properties that were flying before Christmas are now ~5/10% cheaper and not selling, plus 2 of the 9 plots in this development have already been discounted around 10% as they aren't selling.

    I've attached the plans for the plot I was expecting plus the one I think they have replicated;

    Okay, so it's matter of removing one stud wall and installing another to get the correct-ish floorplan.
     
    I think you have a strong argument for getting a refund based on a material change, especially if it warrants a change of lease and revaluation.  

    There are no windows in it, is that right though?!   Just one?

    Doozergirl, looking at the plans, I assume velux type windows?
    But I would check if buying. Having said that, the number of floor plans with rooms lacking a doorway to them or a bathroom you have to go outside and round to access...

    It has velux type windows. Its a shame really, a 6 month delay and a relatively easy fix for the builder but no dice. I was just looking for reassurance I wasn't being irrational in my thoughts. Seems a lot of people opinions reflect my own which is reassuring.

    I've just checked the listing and the floor plan has been removed, still lists the study in the details mind.

    I could live with a study wall(to store) in the place where the room was and provide a way to screen any table shelves etc from the rest of the room when not in use.
