Scam property adverts (& replies) on Gumtree- how do people fall for them?

I have used Gumtree to advertise our 2 bed house in Manchester on a number of occasions.
Had a number of viewings from potential tenants with No idea what we required IE references, Credit checks, history of renting and Income to pay the rent. Guarantors. 
You should check any advert very carefully and spend £3 to check the owners details on Land registry
