Hello Forumites! In order to help keep the Forum a useful, safe and friendly place for our users, discussions around non-MoneySaving matters are not permitted per the Forum rules. While we understand that mentioning house prices may sometimes be relevant to a user's specific MoneySaving situation, we ask that you please avoid veering into broad, general debates about the market, the economy and politics, as these can unfortunately lead to abusive or hateful behaviour.

    Is rhere a mortgage?

My wife is the executor and sole beneficiary there is no mortgage the value of the estate is under IHT and we are waiting for probate to be granted
If she was the sole registered owner then your wife can transfer (form AS1) as the executor to herself as the beneficiary

Evidence of identity is not required as she is the named executor and only party involved
I completed the AS1 form as suggested as my mother in law was the sole registered owner and my wife being the executor and beneficiary. However, I have now been told by the land registry department that we need to complete the AP1 form as well.
AS1 is the legal deed. AP1 is the application form which is always needed

Then I must have read the post wrong as I'm sure it says I only need to complete the AS1 form, as well as the AP1 form will I also need to fill in the DS form as suggested in previous posts.
