Which Survey for 2 Bed Terraced?

Hi all,
We’re currently deciding what survey to be undertaken and by whom. The house we’re buying is a 2 bed terraced with a cellar (good condition with GCH) and we’re buying without a mortgage for less than £100k. We’re swaying towards the Homebuyers report ranging from £300-350, have toyed with getting the Level 3 Building Survey report but also feel this would be unnecessary for the size and age of the house.

The house is in fairly good condition when seen with the human eye and has been rented outed for a long time under the seller’s ownership, which makes me believe it wouldn’t be too unreasonable to think there’s anything madly wrong with it.
Can anyone give any pointers to good surveyors? We’ve been tempted to go with various RICS surveyors such as Your Survey LTD, Local Survey and Cosey Homes. Are these national based surveyors any good or is best going with someone local to the area?

Personally I'd go for a local surveyor. I had a L3 and my surveyor was unable to lift the fitted carpets. When I had a curtain fitter here last autumn I discovered the bedroom floorboards were rotten, and he came back to give his opinion and advice, for free.£216 saved 24 October 20140
