What to look out for when buying a flat

  • The cladding issue is only on flats above 18 meters or about 3 storeys. So if you find yourself a low rise or a converted house you should be absolutely fine. Other things to look at in the flat market which make it good for resale. 

    1) Lease length needs to be above 100yrs min
    2) Ground rent and service charge
    3) Close to transport links 
    4) Outdoor space if possible even if that is a balcony
  • Just buy a flat without cladding. If a higher rise block, you'll need to get a EWS1 form (the mortgage lender will insist on this anyway).

    The cladding issue is very well known now - you aren't going to be in a situation where you buy a flat only to find out about cladding years later.
