Travel insurance / protection on private rental bookings?

Hi. I’ve contacted the owner of a lovely holiday rental accommodation and they are happy to book me in privately. I spoke on the phone, he has a website for the accommodation and he seemed a lovely genuine chap and I’ve no doubt he is.
but say there was some reason that we couldn’t go ahead with the holiday because he’d double booked us or the accommodation had issues that meant we couldn’t go. And he didn’t refund us. Is there a travel insurance that covers you when dealing privately with an individual? 20 % deposit is being paid then the remainder 6 weeks prior.
