Cost of small extension

I’m wondering about how un-cost effective it is to have a very small extension. I know that costs are increased if the extension is smaller but I’m wondering essentially by how much.

I’m looking to see roughly how much we might be looking at to kick out the corner of our kitchen diner to then make it join up to the snug to become an open plan kitchen diner with a straight edge finish to the garden.

@Doozergirl do you have any advice with this one?

Thanks!

Are the walls you wish to remove all load bearing?
A floor-plan for the floors above would be useful to see.

You would need two RAJs to knock down those external walls, but otherwise it’s a straight forward job. Get a few quotes and see what you get, I wouldn’t think that would cost more than £20k, kitchen/appliances not included.

We did similar about 2.5 years ago and they spent £45k.  We left in a pier at the corner and their kitchen went around it.  Included rewiring the new space appropriately, rendering outside to match, a fancy new rooflight, new radiators, replastering the whole space and fitting the kitchen but not providing it, and not including flooring or decorating.  There were some extras in there but prices have also gone up considerably in that time.
