  • Why would I possibly sue a solicitor if 3 times in writing we have stated we don't require something 🤣
  • If something isn't a legal requirement then it's not a legal requirment 🤣 what an absolutely stupid comment 🤦‍♀️🤣 My solicitor told me that she doesn't need it but now she does. I'm asking a question 🤣🤦‍♀️
  • Perhaps the seller answered "don't know" to the questions in the Property Information Form:

    12.4 Is the property connected to mains: (a) foul water drainage? (b) surface water drainage?

    The solicitor is just doing their due diligence.  Maybe the solicitor's supervisor asked for the water bill when reviewing the file, as they noted there wasn't a copy on file.  

    Conveyancing is one of the most sued areas of the law, so solicitors have to cover their backs and yours.  They don't visit the property, neither are they builders so there is a standard list of enquiries that they ask and expect responses to.  

    If you are adamant that you don't want these enquiries answered, then write a 'waiver' letter to your solicitor confirming that you won't sue or seek compensation over any issues relating to enquiries that weren't answered.

    I wouldn't worry about being charged for searches its the reading of the emails you are sending her that she'll be charging £££££ for!
