I want to add my partner to my house deeds as joint tenant.
Question: I intend to do this as a gift although dont know if i have to do a formal gift of deed - i would rather just complete the LR forms and do it that way - if so does he have to pay SD?
The property will shortly be mortgage free, freehold and no other issues.

If you have a mortgage, the lender will have to agree. If you wait till the mortgage is redeemed and the Charge removed from the LR Title, you can simply submit the LR forms. If your partner is paying nothing, there is no SDLT.There is no requirement for a Deed of Gift (!).Inheritance Tax (the 7 year rule) applies to the gift.1

If your house is worth more than £325k that is something worth taking note of. As a married couple or a couple in a civil partnership anything left to the other is IHT exempt.canaldumidi said:Inheritance Tax (the 7 year rule) applies to the gift.1
