I have a house with knotweed which, was treated by the previous owner. A few shoots did come back although they looked very sickly. We’ve sprayed it ourselves and seen nothing since. Don’t over think it. The city that we live in has quite a lot of knotweed. The council have killed vast patches but it grows freely in some areas. You have a guarantee, a step up on suiting up and spraying it yourself.1

I though I'd update as it might help someone else.
My solicitor had to send the report about the knotweed to Santander for them to decide whether or not to offer the mortgage on the property and also whether it affects the price of the property.
From the day my solicitor sent the report to a response from santander it took 3 weeks. I was then told that that was the general enquires department and they couldn't deal with it. From there it went to the valuers which took another 8 days for a decision. A long time to wait for such an important decision 😳
Anyway the outcome was a good one. Santander are happy to offer a mortgage and dont feel it affects the value of the property. Phew!
The knotweed company told me if no knotweed is found within the 12 year guarantee period then no further monitoring will be necessary however for peace of mind the guarantee and monitoring is extendable and there will be a small fee per year shared between the 15 flats. ( Need to look into this ).
As I will be a lease holder the developer deals with the management company for the property and takes care of it until all the flats are sold. When they are all sold the management company is then passed over to the buyers.
Theres something I need to read in the contract and lease about dealing with future control/monitoring of the knotweed. I know that the management company will be taking full control of the problem.
When I read it I'll post it here if it hasn't already been mentioned.

Just to add, my case was quite straight forward and still took a month. If there is active knotweed it will also need to go to the underwriters which can add quite a bit more time.
