Utility / Boot room examples

We have just had an offer accepted on a house and are considering adding a small extension onto the side of the house that will be used as a utility / boot room. I'd love to see some examples of similar small extensions that people have had (around the 10 to 15m2 region) and how much you paid. This will help to give me some ideas about layout, rough costs differences and things to consider.

Thanks in advance.

Here are some pictures and good practical suggestions for your boot room:

15m2 (that's 13ft by 13ft in old money) is quite generous for a 'small extension'. It's bigger than some people's living room!
  • Probably not cost a lot more for a bigger than a smaller extension, so if you have the space, better value for money.

Utility rooms with lots of cupboards are a great asset!

It depends on where you want to out the extension, but I'd consider transforming an existing room, or part of, into the utility.

An extension can have the benefit of lots of light, which it deprives other areas of, so better to embrace the possibility of big/many windows for a new room (or part of) and turn the new darker area into a utility.

It depends also on what you mean by utility/scullery - my parents have a lovely space with windows, workbench and sink which is used as a workshop/studio/plant area.  It also has the boiler, the washing machine and dryer stacked on top of each other and a teeny tiny room with a toilet in one corner, all taking up the least room possible.  It is possibly the room I would most like to add to my current place!

Thanks everyone. I'll provide a little more clarity.

I'd like to build a small extension at the side of the house as the back garden isn't that big so I would rather make use of the space at the side of the house than extend out at the back and reduce garden size.  I have no clue how much even a small extension would cost in today's market. This would be used ideally as a small cloak / boot room, house a freezer and washing machine and also have a small tool storage area. It doesn't have to be anything fancy. The reason I'm asking about an extension rather than a garage as I've read that in order to house a washing machine the room needs to be ideally heated so the pipes don't freeze and the cost of a brick built garage is pretty much the same as building an extension.

    Hope that makes sense.
