Confused on how to go about this - advice needed pls!

we are viewing a property tomorrow which is on the market for 495k, another house few doors down (same street) to the one we want to view was listed for 450k and sold same day albeit it needs bathroom updated but exactly same house and size. So is the 495k house is over priced - how much would you offer if you were in our position?

    Perhaps the £450k house sold for £45k over asking price. Offer what it's worth to you, but it sounds like you should do it quickly after viewing if you're in a hot area.

    Just because it was listed at 450k, doesn't mean it sold for 450k,, it could have gone for more
    It all depends on interest. You can offer 450k but don't expect an immediate win.

    The information you provided is not enough to give you any ideas. It all depends on area, demand, how much you want it, etc etc

    Look at 'sold prices' in the street, not advertised prices.

    its sold yesterday - was listed on wednesday, the one we want to view has been listed since monday. 

    Dont know selling price as i didnt bid on it because we were away when it was listed.

    The last sold price on that street was sept 2021 for 430k....again same house and size.
