    I think someone put an offer on my mother's house before viewing. The estate agent advised them to view the property first before submitting the offer.
    They passed this information on to my mother as well. In the end someone else viewed and offered an acceptable amount so the property sold.
    I think in this market it's people acting first to almost reserve a property they are interested in because of the supply issue then arguing down at a later date. I assume the Estate Agent had dealt with enough similar 'purchases' to know the number that collapse later on so focused on getting what they believe is a prodeedable sale.

    I agree if it's someone who's buying to live there, but might not be the case for an investor.

    E.g. I've just sold my flat for 7.5k over asking price within less than 24 hours of it being on the market after a small bidding war between to BTL investors, neither of whom have viewed the place. The one who's offer I accepted actually owns other flats in the same block (and they all have the same layout, except mine has balconies instead of bay windows) so knows the lease, general condition of the building etc. The other was a cash buyer from London who was looking to expand their portfolio of flats in Yorkshire cities.

    But, if someone is planning to live in the property themselves, then 100% I agree on this.
