House sale not appearing in Land Registry

Hi all,
I completed on my house in October 2020 and it's still not appearing in the Land Registry. The sale of my previous home is up there, but not my purchase. Any reason why it might be taking so long? Do I need to worry about the fact it's not there?

    No, it's not a new build and previous sales are showing.

    Go on the Land Registry Portal and pay the £3 to download the title deeds and check that the property is now in your name. 

    If it is then don't worry about the rest. A previous house I rented I knew the LL had bought it a few months earlier so I went to check Land Registry out of curiosity just to see what the sale price was. It wasn't there. Paid the £3 for the title deeds and sure enough, it was there. This was nearly 9 years ago. Still doesn't appear on the LR website now.

    And assuming you mean "not appearing on the free house price data", bear in mind (a) details on that don't appear immediately and (b) it doesn't include every transaction (they are meant to cover all "normal" arm's-length purchases but it doesn't always work very well).

    I am planning to buy a new built property from a private builder. He is building 9 houses and as per him he has sold 6 properties and last 3 houses are in initial building stage and would get completed in 6 months.

    When I went to view the property site I could see that people are already staying in the first 3 houses which were completed last year and others are not completed yet. Hence, I wanted to know the real price of the houses which were already sold and occupied. 

    I did not find sold prices in the righttomove or Zoopla, hence, I paid £3 to get the details of the property at gov.uk, however to my surprise, I see that the properties sold are still registered under the builder's name and price mentioned is the land price not the house price.

    This will be my first house, hence, need help to understand this scenario.
    How can I know the actual sold price of the new properties which are already sold by the builder and occupied by owners now?

    Help is really appreciated.

    You possibly can't until those applications are completed by the Land Registry, and transfers of part of a registered title (which is almost certainly what these will be) can take a while to be processed.

    For my house, the house and the price I paid for it appeared on Zoopla's 'sold house prices' some time before the deeds at the Land Registry were updated. For my normal, boring, purchase with a competent conveyancer, it took about 4 months for the deeds to be updated. 

    In this situation, you could ask the builder how much the units sold for. Preferably in writing such as by email.
