Complete on sale then complete on purchase day after when porting

Will keep it simple.

I need to complete on 23rd which Target have extended my H2B redemption deadline too. My sale is ready to exchange and complete. If we don’t complete by 23rd I will need another desktop valuation and my valuer is on annual leave currently so will delay things by 2/3 weeks which is NOT ideal.

My onward purchase … sellers aren’t willing to complete until 24th.

I am porting my mortgage with NatWest and topping up to purchase the house.

Can I complete on my sale on the 23rd and then complete on purchase on 24th? Solicitor has said it’s “difficult”.

    Have they explained what they mean by difficult?

    Selling then buying even a day later might need the ERC paying then claimed back but how likely will be down to how NatWest want to deal with it.

    Buying then selling requires a lot of cash and you own 2 properties for a day.
