Is the damaged wall a party wall? Was the damage caused by works to or near it? If so it may come under the Party Wall etc Act 1996 - another avenue to consider.

I hope you get this resolved but.....The tennants have to repeatedly kick their back door to make it shut because, they say, the door and window frame is collapsing. Not only does this knock my pictures off the wall, but there are now also crack appearing in the back wall of the house, level with the window frames between my house and theirs.
I cant believe structurally you would get a crack in the wall between windows due to kicking a door repeatably shut.
I guess more likely this would be something that both owners would be responsible for:wall:
