Updating worn flat - expense in SA?

Hi all,

There is a lot written, but none clear about repairs v decorating for a rental property and if you can expense it as part of my SA? 

I’ve read there are no specific tests to determine expenses (on gov.co.uk website) and it’s quite grey about how work is defined, does anyone have any experiencing with this? 

The flat is run down there are definite repairs and also the walls need returning to original condition, id say that’s repairs and not capital
expense. 

I guess it’s how you can defend it should it be queried….

    I would agree that sounds like repairs to the property. It shouldn't be hard to justify such expenditure as such.
