    It depends on what you have instructed them to do. They want to promote that they have SSTC'd your home as its good for business even at the very beginning of the process. You can tell them to continue with viewings if you want as long as the buyers are aware.

    I'm assuming you had a suite of offers to choose from when picking the buyers you wanted to go with? In which case there will be a solid pipeline of people to pursue if (touch wood it doesnt) this buyer falls through if thats what you're worried about

    If I had an offer accepted and the buyer:

    a) didn't advertise as sold STC
    b) continued viewings

    I'd be pulling out as obviously they're not remotely serious about progressing the sale.

    Daresay its those pound sign eyes at play again here!

    "Sold" signs and "Under Offer" signs essentially mean the same thing.

    (Strictly speaking, perhaps the sign should say "Sold Subject to Contract" or "Sold STC", but it makes very little difference.)

    Not necessarily.

    It depends on the detail, you may have another house to sell that you haven't listed or had an offer on or the seller wants to wait until your mortgage offer comes in.

    Its the seller protecting the marketability of their asset, not always about getting a higher offer. The buyers house may struggle to sell or they cant get the funds from the lender, this way the seller can ensure there is continued interest in their property until they are reasonably happy that the buyers offer is proceedable.

    If you don’t want the sign, take it down, and tell the EA to collect it. You don’t need to advertise their firm.
