    Obviously a lot has happened since I posted this question in February. I am currently in the process of having my single glazing replaced with modern double glazed PVC units.

    I have just had the boiler serviced too, its 6 years old and passed with flying colours. Next thing after the windows will be to have TRV radiator valves fitted too then finally a chimney balloon and I'll be all set to use the least amount of energy possible, at forecasted gas prices the windows could pay for themselves in a few years.

    Even at lower efficiency, the gas fire will save you a lot of money if you are only heating the one room with it, as opposed to the whole house with your gas CH and rads.
    If that's on anyway, heat the main room via the rad.
    Final point: your boiler rating of 23kW is the hot water peak output. It generates a fraction of that in CH mode.
    No free lunch, and no free laptop ;)
