    Ours is in the loft and while we appreciate the extra space of it not being in the kitchen, its terrible solution for the condensate pipe as it goes into the gutter which isn't supposed to happen and freezes once a year with no easy fix.

    Obviously this isn't quite comparable in terms of accessibility for servicing etc in your loft, but just to say that we have noticed very little if any, delay for hot water in downstairs kitchen taps. 
    Just be aware I've heard of boiler warranties being refused and boilers even being condemned if they're not easily accessible and safe to be serviced.

    Most definitely! Thanks everyone for for the information. There are clearly pros and cons for both - I think for me the best plan is to just get a heating engineer/fitter out and explore the specifics in this property and look at the options.

    Mine runs down the roof into the gutter through a wide bore thick walled pipe without a problem even through a very cold winter when others were frozen.

    it takes 40 secs to get hot water in the kitchen but the house is silent.
    Has anyone done a cost comparison between long hot water pipe runs to a kitchen and instantaneous electric water heaters or water heating taps at the sink?
    From a cold boiler I have to waste 11 litres of water before the water is usably hot and X amount of heated water is left in the pipework unused.
