Recommendations for specialised mortgage broker that can deal with previous bad debt.

I'm sure I posted up a question on this earlier this morning - but I must have done something wrong- as I can't find it.
Hope this isn't in breach of the rules.

I'm self employed - good income - business stable.
Was looking at a mortgage and got a letter of intent from my bank then ( just when covid kicked off ) - my bank decided in that time to make lending to self employed really difficult.  The house fell through as we couldn't secure a mortgage in a timely manner.

Partner had previous bad debts with mortgage (. she would pay her half - husband wouldn't pay his ) - and he would not pay other bills - and being financially linked - this resulted in her credit score being junk. During divorce - discovery resulted in other debts being unearthed ( she would pay him her half - he hid the bills, demand letters  and pocketed the money )
She has paid all debts ( not just settled an agreed amount.  She paid what she owed in full )

After divorce she is no longer financially linked and has since build up an excellent Experian 999 credit rating - pays all outgoings on time, eg lease car etc.

Trying to find a broker who specialised in finding mortgages for a couple - one being self employed (Ltd company and uses an accountant) and a partner who has had historical bad debt.

Ideally what we would like is a firm commitment from a mortgage lender to let us borrow up to an agreed limit - so we can go find our forever home.
They can do all discovery now - so we know we are accepted and can start looking. ( Having the letter of intent and the rug pulled from under me was a bit of a blow )

  • Highly recommend Clever Mortgages - I've had past credit issues and bankruptcy, however Sarah @ Clever Mortgages pulled out all the stops. Exchanged contracts earlier in January and due to complete in March (new build). Would not of been possible without the help from an amazing MA.
