Survey on 15 year old house?

I'm looking at purchasing a modern detached that was built 15 years ago, cash buyer so no strict requirement for survey. Planning to be in there 10-15 years before moving to be closer to facilities (house is in a rural village).

House is traditional brick+block+flint with a standard pitched roof (partially converted loft done by the original builder) with clay tiles. No dormers or flat sections. Completely bog-standard structurally as far as I can tell.

I plan to get a plumber and sparky in to check it over, but that is more for things that I will want to get done before moving in rather than concern about condition.

What does everyone think - RICS survey? What level?

  • I always get a level 3 survey whatever age property. I've had more issues with newer properties than 200 year old ones.
  • It depends on your risk appetite.

    A 15 year old house has no NHBC warranty remaining and for the sake of a few hundred quid on what is likely a several hundred thousand pound purchase, personally I would at least have a level 1 survey done just for peace of mind.

    Any survey is going to tell you the generic stuff like the electrics are probably not up to the latest code, electric and gas certificates missing etc etc but really you just want clarification there are no major structural issues.

    If you had a builder type friend who knew their stuff, you could just ask them to pop round with you. A 15 year old house is going to have wear and tear so really its just if there are any structural issues visible or if anything has been done to the house since it was built.....extensions, dodgy electrics etc.
