1 empty room in 3 student bed HMO (Does the empty room qualify for council tax)

Hi
I have had 1 tenant leave my 3 ben HMO property. The room is empty, but the other 2 tenants are students, will I occur any council tax on the empty room.

There are 2 residents and both are exempt as students.

Bedrooms don't pay council tax. It would only matter if e.g. these were three separate studio flats each with their own council tax account.
Same principle applies with a normal house - you get the single occupier discount even if you have lots of empty bedrooms.1 -
And if you recruit a non-student to join the students in your rental, the non-student become liable for the full CT bill (less single person discount if that is relevant).

I think people get mixed up between council tax discounts and housing benefit which IS based on empty rooms.
