    Who knows? Bank of England rates have  gone up, cost of living going up, all this might make things cool off or not? I am not saying prices will go down but am hoping not so many viewings for one house type thing, all speculation. Again if market does not cool off and one needs to buy then you do what you have to do? Seemed OP knows they are a picky buyers and they seem not to mind staying where they are unless they get a particular house? So I suggested letting things cool off? All speculation and hoping may take months/years? So maybe add “to check house market in your diary”?

    I think it will go down to be honest. But marketing people are keeping the hearsay alive. 

    People are struggling to pay their fuel bills, let alone plug the gap between lender valuations and what vendors think their houses are worth. The penny will drop at some point.
