Could you give mental health as an excuse in court and never was in a fit state to sell the house, leaving the buyer out of pocket and null the transaction?
Not really. Besides, nulling the transaction would mean giving the buyer their cash back.

Yes I agree that I should give up on her and walk away. It’s not in my nature to do that which is the problem, I start thinking it makes me as bad as her if I don’t help, then a third party contacts us (there have been other incidents) and I get sucked back in.

But it’s also affecting my health and not for the first time. I’m going to outline the consequences to her once more and then say I don’t want to hear about it again. If she ends up in court perhaps someone will actually step in and assess her and she’ll get the help (medication?) she desperately needs.

problem with mental health services is they are fire fighting, they will usually deal with people are threatening to commit suicide. Everything else is routine work for them

But the crux is she declines to be assessed. Unless she is a threat to herself or others, no one can touch her or force her to have a mental health assessment.  Ergo Section 136 via the police.

People do have undesirable personality traits, doesn't mean they all need locking up or medicated. Some are just unhappy with their lives and want others to be like this as well.

I salute that you want to continue helping you, but at what cost you know the answer to this. She is still an adult and she must face up to the consequences of their own actions, no matter how abhorrent they are
