Survey or save money?

We've put an offer in on our hopefully new-to-be home. It's a 10 year old mid-terrace eco-home built by a reputable firm, award winning etc. with lots of eco credentials - solar hot water from panels on the flat roof, advanced ventilation and the like. We're cash buyers. The property has been kept immaculate and maintained by the current owner (who we know) meticulously. It seems that a survey is very unlikely to tell me anything I don't know - either from looking myself or talking to her. Am I crazy or should I spend a grand to have someone give me the official once over? Any legal benefit to doing so?

The legal benefit is that you can (potentially) sue the surveyor if they failed to spot something they ought to have.
Otherwise it's difficult to say whether it's "money-saving" without knowing what a survey would tell you...1 -
Personally, if presented with those set of circumstances, I wouldn't have a survey done, but I suspect the majority will disagree with me.2

Assuming its over 10 years old, then the NHBC warranty has run out.
Its borderline for me, I might have a basic Level 1 survey done just to put my mind at ease for a few hundred quid.

If you're not overly concerned about checking the condition of the building, the major advantage is that a surveyor can at least give you a cold-hearted assessment of the value of the property. You might already be comfortable enough with that though.1

I wouldnt have one but thats me. I used to work in a surveyors department and a homebuyers is basically a visual inspection with recommendations to get more specific trades to check things out. If it looks fine and there are no obvious problems, then I do not have one.
If it was an old building though, I think it is more likely worth it, but 10 years old - no point in my opinion.1
