selling flat in spain

I'm selling my flat in Spain through an estate agent. All estate agents here charge 5 -yes 5!!-% commision. I tried selling through the small ads, but no luck so far. It pains me to pay that much, especially as I have to show potential buyers round myself and none of the agents have done more than put photos up in their windows. Any suggestions on what I can do?

Hi Rach,

5% is the average rate charged by most individual agents in Spain, but if you want maximum exposure then I would suggest using an agent linked to the Inter Agency Network.

This does cost 7.5% in commission but it's worth it as your property will be marketed through a network in excess of 130 branches of estate agents, dedicated internet sites, the UK's biggest online property database and specialist property magazines accross Europe.

I can recommend such an agent (linked below), who work on no sell no fee and are very friendly and very proffessional. They also have ways around the commission fees, which I will explain to you if you PM me. Posting it in open forum would be advantageous to their competitors ;D
