Replacing roof- 4 bed detached

my elderly mother still lives in the family home in the NE of England.

she’s been having issues with leaks from the roof and paid someone to attempt to fix it twice, which hasn’t resolved things.

she’s been told that she needs to replace the whole roof, and had quotes from 7k to 31k inc soffits and facias. The 7k quote was a roofer and the 31k quote was a builder (a guy I used to know myself). 

Due to the huge price difference, she’s concerned there’s a big difference in quality of workmanship, however looking online the lower quote seems to be more realistic.

I would say that it’s quite a big 4 bed detached house to be fair.

any advice would be much appreciated.

    The cheaper quotes will be on the basis of reusing the original tiles. New tiles cost a lot, so one would hope that explains the £31K quotes.
    Replacing with new tiles needs to be done with caution - If the replacement tiles are concrete, and the originals are clay, an assessment needs to be made of the roof timbers & walls to ensure they are capable of taking the extra weight.

    For a slate roof, consideration needs to be given to the source & quality of all replacement slates - Some of the Spanish & Chinese slate is of really poor quality and will only last a few years in the UK. Cumbrian & Welsh slate commands a high price, but will last.

    Also will depend upon how complicated the roof is - whether it's a simple gable or hip or something even more complicated.

    Not if they're okay to be reused.  Sometimes they'll use a few reclaims to replace any that are damaged or get broken being removed.
