Flat Home Buyers Report

Hello

People who purchased leasehold modern development flat that's around 5 to 7 year's old or so without Home Buyers Report? Did you regret not doing it?

I'm just cautious about paying full price when a full report is not applicable to a flat. They really should make a report for flat's that is tailored for flat's.

What is peoples opinions?

    You can contact a surveyor and ask them to do a 'tailored' report addressing your specific concerns.

    It might be useful to ask for an opinion on the general build quality of the building; general standard of repairs and maintenance of the building; anything that looks like it will need expensive repairs or maintenance in the near future; and any features of the building that could cause high maintenance costs in the longer term (e.g. lifts).

    It might be better to talk to small local surveying firms -  or 'one-man' firms. They're likely to be more flexible.

    It isn't really "not applicable", it will include a report on the common parts of the building - there might be problems getting access to e.g. the loft, but the same is often the case for houses.
  • With the current fire safety issues there may well be extremely relevant information in the report.
  • Yeah will talk to some survey companies.
  • Would be great if you could do a tailored report rather than a full fledged building report. Maybe I just chose the wrong surveyor but I regretted paying for Level 3 report on a few year old flat. I thought I’d pay up to get a comprehensive survey to reveal hidden issues but instead the report was full of ‘at this time of the day we couldn’t assess this’, “the access to this was not gained’, ‘the top of the roof was not visible and couldn’t be assessed’, even though they are supposed to come with relevant equipment to get access. As expected, nothing was uncovered in the flat itself that wouldn’t be visible to the eye. And I’m £900 poorer now 😅
  • I spoke to few firms most said they dont do tailored reports and wanted £600 for level 2.
    2 however knew the building I am buying in they said they dont think its worth getting survey on it. now I not sure haha
