Solicitors doing nothing

Offer accepted 16/11, vendors ready to move to their new property, my solicitor is from a large conveyancing factory which I’m probably not allowed to name and has been “waiting to raise enquiries” since before Christmas. I’m living in one room, cash buyer, searches are back since early December, solicitor “not sure what enquiries they are raising - a colleague is looking at the file” - no timescale given - I have to give a month’s notice on my rented room and notice to one of my employers. How can I hurry this up?

    Vendors have completed their "purchase" already?  That's very fast.

    - no timescale given - Giving a timescale dependant on others (eg the vendors' solicitor) would be rash

    Ask the EA tofind out from the vendors whether their solicitor has provided the Title information that will lead tothe necesary Enquiries being raised.
    Do not serve notice on your room or employer till you Exchange. There my be delays or,indeed, your purchase may fall through leaving you homeless and jobles.

    Small 2 bed house, vendor is upsizing to a vacant property, waiting for my solicitor to look at the file. This conveyancing factory has great reviews on TrustPilot but Twitter tells a different story.

    If it's the one that is quite well known up and down the country and on these boards, are they the factory which had a data breach recently (? hack) and had to shut down their operations for months on end whilst the anti-fraud squad went through everything in minute detail? If so, I think that the delays are still on-going and are well known. I'm not sure if there is anything you can do as they are still recovering. If it isn't them and you are with someone else then not sure what anyone can suggest on here without knowing the ins and outs of your case. If your vendor has already completed on their purchase does that mean they didn't need any of the money they would have got off you? Presumably you haven't released any funds to them as you haven't exchanged contracts yet, so in that case I guess they aren't going to be in any sort of rush to help?

    I’m not sure about the data breach. I’ll Google them. No, my vendor hasn’t completed - needs the cash from the sale to move. 
  • Just checked and no, it’s not the conveyancing firm which has had a data breach. My vendor is keen to move, I’m keen to move. This particular firm is constantly advertising for new conveyancers. Too many files I guess.

    Who has said that your vendors are ready to move? It seems from your comment above they aren't.
    Don't be pushed into completing too quick. 
    You only move when everyone in the chain is ready. Currently those above you aren't and you aren't. 
    If it was agreed middle November then I'd be worried the solicitors above you are not passing on the right information, it all seems too quick.

    Its ok, you can name the conveyancer firm.

    I've always found that the solicitors reviewing the searches and raising enquiries is the longest part of the process. I heard noting for a number of weeks then heard that enquiries were raised, then wait for the other solicitor to review then raise them with the seller etc etc.
  •  I'd be very interested to know the name of the "conveyancing factory" mentioned above, because it might well be the same one we've just binned off after two failed purchases. The failed purchases were not actually their fault, but the slow progress of our sale and the lack of communication which partly resulted in our buyers pulling out most certainly was.

    Trustpilot is stuffed full of glowing ( fake) reviews for them, but the liberal sprinkling of one-star horror stories align more closely with our experience.
