Selling to FTB. Interested in your timeline as a buyer / seller with no chain

    Supposedly our Vendors are moving into an empty property but who knows what's really happening. We seem to be stuck on a need to know basis.

    Empty property can mean any number of things. Probate sale could cause delays.

    As mentioned before every sale is different we are FTB 

    our offer was accepted on the 12th may 21 our mortgage offer was in place on the 17th may and we are still waiting to settle on a property that has no chain and sitting empty. 

    Property is probate with multiple executors who didn’t have any paperwork and the deeds still showed the owners mortgage registered. Executors solicitor had to track down old mortgage and request it be discharged, this has now been done and we are hoping settlement will be Friday. But scared to think it will actually happen in case I jinx it 
  • FTB, 15% deposit for a 'freehold' flat.
    Offered mid-December with proposed date of entry (completion) February.
    Mortgage offer received January and proposed date of entry changed to April.
    Covid / lockdown March.
    Mortgage offer expired and got extended mid-April, funds requested the following week.
    Missives concluded last day of April and settlement (completion) was the next day.
    Mortgage started 2020, aiming to clear 31/12/2029.

    We bought with no chain recently. Our sellers moved into rented accommodation to progress the sale. Offer to completion took 4 months and it was during the stamp duty holiday so most of the delay was down to local authorities and solicitors being busy and slow.
