Is my Mortgage Application taking to long?

We Applied for Santander Mortgage Around 15th or 17TH Of November 2021,Hard search done on our credit file on the 17th of November,Valuation done on the 21st of November.Our Broker said that They[The Lender] requested for more Documents [Our December payslips] Which we sent to them.But we havnt heard anything anymore since then

    That's a bit of a gap, call / email your broker and ask what's going on.
    Mortgage started 2020, aiming to clear 31/12/2029.

    Yes. It does not take 2 months to get a mortgage offer issued in the main. There are exceptions but not with high street lenders. 
    If your application was submitted in November, it is a bit strange that they want Decembers payslip unless they have concerns about your job(s).

  • I dont know the Error that i made here cos i cant find what i typed before which took a long Time to Explain
    I Contacted Our Broker and theyve Explained that The Broker that was handling our case before he passed it to his Assistant didnt Disclose our Other Bank And Credit Card Accounts.So,We have Downloaded and Forwarded the Requested Documents to our Broker.
    2]I was asked why my wages is always different and Flunctuates Every Month.My Boss has helpled with a letter head Explaining that i work on a 7 on 3 off,7 on 4 off shifts and i do Overtime at work[Backed up with my Documents of Employment]
    3]I was asked why a payment from Aig insurance was Refunded:So i explained to the Broker that i got The Aig life and Building insurance when i knew that i will be going for a mortgage but her Boss[Who was handling our case before he passed us to his Assistant[The Current broker communicating with the Lender]Told me that he would get us a better deal and advised us to cancel the Aig,which i did and that was why the Aig payment was refunded because i had one month Grace period to change my mind,which i did withing the 1 month grace period
    4]I was Again asked to send my December to January Bank statement,which i have forwarded to the broker
    5]We were told to explain our monthly payment to Hmrc,and we have called Hmrc to help send a letter/Document Explaining How they told us that we were over paid Child Tax Credit Back in 2014 and we made Arrangements to be Paying 50pounds a month till 2024.
     6]I have Begged the Broker to help forward the Documents that we forwarded to her today,to the lender because its really Huge and the Lender might be waiting to hear Back from us.But,she is insisting that she doesnt want to be sending the Documents in Bits until the letter from the Hmrc is sent to her [which may come through the post this week.
     Am i Being too impatient,or is she right for not sending all the Documents that we worked hard to find and send all day to her to the lender until she get just one letter from the Hrmc delaying this Submission?
      The Estate Agents are Now very impatient and telling us that they will call on the next potential buyer waiting for us to disappoint so that they can buy the house because we have made the house Empty for over 2 months.Do they Have the right to sell it to another family when they have given us a letter showing that they have Accepted our Offer.Thanks 
      Please,help out.I am really worried about loosing this house.Thanks 
  • Sorry,i just Checked my Credit File and discovered that the credit search was done on the 17th of December and Not November.The Credit search done in November was by Nationwide before our Broker moved us to santander

    There is little point uploading documents in dribs and drabs. It will not speed anything up. The underwriter wants all of those things. 

    But 17th December to now is still a long time for a high street lender, although 2 weeks were christmas/new year so I suppose it has only bee 2-3 weeks really.

  • So sorry that i am Back again.The Broker That Started The Application Called us on friday and Took over our Case From the Very Nice Lady[His Assistant] That has been Really Helpful when he Dumped Us
      He Called to tell us that the Bank was willing to offer 301,000pounds instead of the 309,000pounds that we wanted.And that we have to add 8000pounds more to our Initial 21,000pound [Making it 29,000 deposit] and add it to the 301,000  to make it the 330,000pound for the Property.
      He said we should get the missing 8000pounds before 1 month but he cut me off the phone as i was about to ask why we needed to wait for one month and there is no way i can call him back because i believe that he has barred my calls since he said i call him too much[So,he is the only one that can call me whenever he wants to pass information and he hardly replies my emails.
      1]Does this mean that we now have a mortgage offer?
     2]Is it ok to go back to his Assistant[A surbodinate to him] To ask if what he said,meant that we now have a Mortgage offer?Thanks for Always being so helpful here.Its not easy being a first time buyer.

    It sounds like the broker has made a mistake as the maximum loan should not normally come down with a lender like Santander unless they have put in the wrong figures. 

    Blocking your calls is one way to not have to deal with the mistake, although not exactly the best. 

    Do you have an extra £8k you can put down? If you do, it looks like everything should be fine. If you dont then the broker needs to look for an alternative although in all honesty I think I would probably find a new broker if you need to start the process again. 

    I think you also need to put a complaint in. 
    1) He should not be treating you the way he has - although a complaint about that wont get very far.
    2) You have had to find an extra £8k which you have only just found out about. 

    But more importantly I think taking the complaint to the ombudsman may make them think about how they treat people in future.

  • I cant just thank You Enough.I am just Fed up of this Broker Guy.He became very Very rude and i was Glad that he abandoned us and left us for his Lady Assistant.But,we really enjoyed the time when the lady was handling us before he came back.
      I have Even told him that i dont mind borrowing this 8000 from family and friends.But,why do we have to wait for about one month?when the Estate Agents are running out of patience cos they accepted our offer well over 2 months ago and they are planning to invite the next potential buyers to buy the house cos i now look unserious to them.
      But,My Broker cut me off instead of listening to my questions and the Estate Agents said they cant call him or email anymore cos he wont reply their emails and he wont pick their calls and the time factor wont give me the chance to start afresh if i want to go to another broker cos i only call the estate Agents almost everyday to please give me some more time and i will sort things out.Just so so Confused at the moment.But,Thanks so so much for your help here
     
  • Thanks so Much Everyone.Our Mortgage Broker called us on the 3rd February to Congratulate us that Santander has Given us Our Mortgage Offer After a lot of back and forth sending Requested Documents.It was Stressful,but im so so happy.We received and email at around 9pm yesterday[4th February] Stating That:

    We are pleased to confirm weve issued your mortgage offer,
    Please make sure you read it carefully and contact your mortgage Broker if you have any Queries.The offer Replaces any other offer you may have already Received.
      Now,We were told That the searches is also now Done/Completed.
       Thanks so much guys.I just Feel like sharing the Good News to Encourage Others
