    We got our stamp duty paid £7.5k but nothing else.

    What specification are you expecting?

    Passivhaus and underfloor heating with ASHP would be my focus along with already mention PV panels.

    Kitchens, a few extra slabs on the patio etc are trivial and window dressing and only go to indicate how poorly we really understand what good housing is.

    How many other parties are interested in this particular plot? If the build hasn't even been started yet. The developer may not be in a hurry to give money away.
